The Money Most Homeowners Leave on the Table

When a system finally gives out in the middle of August, most homeowners make the decision in a
single afternoon — whoever can get equipment installed fastest. Understandable. But that rush is
also how people miss rebates worth more than the price difference between the units they were
choosing between.

installations. Programs like these change their terms, funding levels and qualifying equipment

How These Programs Generally Work

Rebate programs in our area share a common structure, and understanding it saves a lot of
frustration:

• The equipment has to qualify. Incentives target specific efficiency tiers and equipment types
  — usually heat pumps and high-efficiency systems, not the cheapest available replacement.
• The installer usually has to be participating. Many programs require the work be performed by
  a contractor enrolled in the program and documented to their standards.
• Paperwork is time-sensitive. Serial numbers, permit records, invoices and photos generally
  have to be submitted within a window after installation.
• Funding is finite. Programs pause, reopen and change amounts as budgets are consumed. The
  rebate you read about in spring may not be the rebate available in fall.
• Rebates and financing stack. A rebate lowers the total; financing spreads the remainder. They
  aren’t either/or.

Why Heat Pumps Are Where the Incentives Are

Nearly every current incentive dollar in California is pointed at heat pumps, and the Sacramento
climate is a genuinely good fit for them. A heat pump is an air conditioner that can run in reverse:
one system that cools in July and heats in January, without burning gas. For a homeowner whose AC
and furnace are both aging, replacing both with a single heat pump system often lands at a very
different number once incentives are applied.

That doesn’t make it the right answer for every house. Ductwork condition, electrical panel
capacity and how you use the home all matter. But if nobody has run the heat pump numbers for you,
you don’t actually know what your options cost.

What to Do Before You Replace Anything

1. Ask what your system’s realistic remaining life is — and get that answer from someone willing
   to tell you it’s fine.
2. Ask which rebates your project qualifies for, in writing, before you choose equipment.
3. Compare total out-of-pocket, not sticker price. The more efficient system with a rebate
   attached frequently beats the cheaper one.
4. Confirm permits are being pulled. Rebate programs generally require them, and permits protect
   you regardless.
5. Get it done off-season if you can. A planned September replacement is a calmer, better
   decision than an emergency one in a 108°F week.
